Ottawa Remodel
This months featured project a renovation project we are doing in Ottawa, OH.
It consists of demolished kitchen, and interior restroom to open up a view from the kitchen to the great room. Also, added an addition on the rear of the house for a new restroom and laundry room.

GACO Roofing System
Kuhlman Builders Inc. has been an authorized dealer/contractor of the Duro-Last Roofing System since 1992, and have installed many low slope roofs in and around the surrounding area. With their age and some are out of warranty, we needed to find a cost effective solution for our customers other than wasting money removing and replacing these roofs.
We are proud to introduce the Gaco roofing system. We researched and went through training and found that this product is what we needed to use. It is a silicone based material that can be spray applicated or rolled.at a thickness of .22 mils. It comes with 10 yr. warranty.
This is a very cost effective way to re-roof your building and avoid costly tear off and replacement. For example a 5000 square foot building would cost around $2.50 – $3.00 a Square foot to coat with the Gaco system, while with the removal of the roof, dump fees and new roof you could pay over $9.00 a square foot.
Also with the Gaco System, when the 10 year warranty come due you simply clean it and add another .22 mils to extend the warranty another 10 yrs.
We are still a dealer contractor for the Duro-Last System as not all of the roofs will qualify for the Gaco System. For whatever your roofing needs require we should be able to cover it.

Axe Handle | Columbus Grove
The Axhandle job was renovated from a car repair shop to a Gastro Pub (Kraft Beers) and restaurant. It features 2 beautiful wood stair cases to access the upper floors for dining rooms. It was a total renovation from the basement up the floor joist had to be installed over the basement with structural steel supports, added 2 restrooms on the first floor and 2 on the 2nd floor as well.
We removed the old carriage platform to install south stairs, we kept the old steel wheel with the ropes attached that used to lift the platform from the 1st floor to the 2nd floor.
We poured 2 new concrete floors in the building consisting of 053 SF in the south dining room and 2210 SF in the new kitchen and market area. The kitchen area provides all the kitchen equipment exhaust hood walk in coolers mechanical room in the rear. The market area will provide customers a cold cut meat counter to buy small grocery supply’s. And also be able to sit down and have a small meal in that area, and enjoy the open ceiling atmosphere with a metal ceiling and exposed trusses.
Exterior has a new standing seam roof over the kitchen and market area. I don’t have finished pictures of exterior I will go there this morning and send to you.

Monroe Township Fire Department
This fire station was converted from an old factory. The building sat idle for years until the township. trustees found grant money to renovate. This project was an extensive demolition job interior and exterior as well. We removed a great amount of existing concrete floors for plumbing trenches, foundations for the new masonry walls, and truck bays with trench drains.
We cut out the front masonry for 3 overhead doors for the fire truck bays, and added one overhead door to the rear of the building for the township. road trucks. Poured a new concrete drive out front. We filled in some of the old overhead doors with new siding. Painted the entire exterior of the building. We also removed an old office building to make way for the new concrete parking lot.
Interior consisted of new masonry walls to house the fire station, township trustees a large meeting room. We added structural steel for 2 mezzanines which a large portion of that for a 2nd floor Meeting room and relaxing area for the firemen. The other mezzanine was for mechanical and storage area.
As well as offices below for the township. secretary the fire chief township trustees and 2 restrooms. We added a beautiful kitchen area to provide for community gatherings at the large meeting room.

Ohio Northern University
Affinity Housing Phase II is the first Multiple Building project and the first Student Housing project located in the State of Ohio that is LEED Gold Certified . Photograph shows the equipment used on Building D to perform the Construction Air Quality building flush-out. Over 350 million cubic feet of conditioned air was supplied to Building D and over 250 million cubic feet to Building E in seven days to complete the process.

Union Bank Building
The original Union Bank Building in Ottawa, constructed in 1991 by Kuhlman Builders, was destroyed in the August 2007 flood. Demolition to make way for the new building occurred in January 2008. Immediately after demolition and prior to construction the site was again flooded to a depth of 18 inches.
